Fractional Ownership at The Vineyards

The Vineyards fractional ownership scheme is a simple concept, whereby a property is owned by up to 4 individual parties, all with an equal share of pre-allocated weeks, per year, in which they are able to make full use of the property.

* It enables people with a restricted budget to enter the investment property market or to invest in a larger, more substantial property with a lower entry price
* The scheme appeals to those who plan to use their property for only a few weeks per year (perhaps just letting it to family and friends) and who do not want the time or cost commitments associated with a 'full-ownership' property

Each property available under this scheme has an associated 'usage calendar' whereby usage periods have been carefully allocated into 4 equal, 13 week shares (25%). It is worth noting that it is possible to buy more than 1 share, thereby acquiring a larger stake of the property (e.g. 50%)

Usage periods have been carefully planned across the calendar year to ensure a fair distribution across all seasons and contracts will specify the rights and obligations of each co-owner.

When a share is purchased mid-year, usage is available as per the calendar, on a pro-rata basis until the end of that year. Weeks cannot be carried over from one year to the next.

Each property purchased through the shared ownership scheme includes full furnishing, notary taxes and legal fees, so there are no concerns about hidden extras.The only additional cost is the yearly maintenance fee which covers individual utility bills & cleaning, contents insurance and your contribution to the resort facilities and maintenance.

Property rental

If as a co-owner you don't think you'll be using all your allocated time yourself, then friends or family can use your share of the property, plus you can market it for rental as an additional revenue stream. Alternatively, if you wish to appoint Knight International BG as your rental broker then all paperwork, collection and disbursement of deposits and rental fees and check-in/check-out services will be handled for the industry standard rate of 20% of the rental income.

Selling a property share

If a co-owner wishes to sell their property share or is interested in the purchase of another co-owners share then Knight International BG would offer its expertise, as an option, for management of this resale.
